About Rocheport’s School House Bed & Breakfast

In 2024, our bed and breakfast in Missouri proudly celebrates its 36th anniversary as Rocheport’s premier historic bed and breakfast inn.

The School House Bed & Breakfast, circa 1914, is listed on the National Register of Historic Places. Our Central Missouri bed and breakfast was once a 4-room school for grades one through twelve for the river village of historic Rocheport. The elementary level used the school building until 1972, when the Rocheport school district merged with the New Franklin School District, about 10 miles northwest of Rocheport.

The previous owners purchased the building in 1986 and after 15 months of extensive renovation, opened the School House Bed & Breakfast in April 1988 as the first bed and breakfast in Rocheport and one of the first in Missouri.

In 2023, the School House Bed & Breakfast was voted the Best of Missouri Life –  Traditional B&B in Missouri!

Previously, we have been voted “Best Missouri Bed & Breakfast” several years by Rural Missouri Magazine Readers’ Choice Awards, as well as being featured in Southern Living, Midwest Living, 417 Magazine, Good Life Destinations, USA Today and the Columbia Business Times.

Over the years, the inn has grown along with Rocheport as a favorite destination along the Katy Trail. Starting with 6 guest rooms, the inn has expanded over the years to 11 elegant guest rooms, all with private baths and three also with two-person jetted tubs. The guest rooms on the first and second floors, created from the four original classrooms, have 13-foot ceilings and 8-foot schoolhouse windows. The two guest rooms on the third floor, the original attic level, feature skylights, gabled ceilings and dormers. And our newest guest room on the lower level with 8-foot ceilings, offers the privacy of being the only guest room on that level.

Known for its romantic atmosphere, the inn is the perfect getaway for couples celebrating special occasions or just celebrating time together, away from their hectic daily lives.

It also caters to recreational cyclists coming to enjoy the Katy Trail and Rocheport’s Les Bourgeois Winery during their relaxing bed and breakfast stay. A secure bike storage shed is available for cyclist guests and a complimentary laundry facility is also available upon request. Inn guests also have access to the ‘Locker Room’ bathroom in the Dorm House upon request. This is ideal for guests wanting to ride the trail after check-out, but have a place to clean-up before driving home.

Conveniently located midway between St. Louis and Kansas City, the inn also meets the needs of business groups seeking a central venue for weekday management retreats.

About the Clark Street Lodge for Groups

In 2012, our new sister property, the Clark Street Lodge, was added to meet the needs of small groups such as girlfriend getaways, cyclist groups and families. It has two apartment units each with multiple beds and a full kitchen. Each unit is stocked with self-serve breakfast items. A secure bike storage shed is available and a complimentary laundry facility is available upon request.

About the Dorm House for Budget Katy Trail Cyclist

Our separate Dorm House located next to the School House, was built in 2007 with two private guest rooms and baths providing more budget lodging for Katy Trail cyclists who are passing through Rocheport on their multi-day, cross-state cycling trip. Each unit is stocked with self-serve breakfast items. A secure bike storage shed and complimentary laundry facility is available.

About the Innkeepers

Andy and Chandrika Hickman have owned and operated the School House Bed & Breakfast and other properties since August 31, 2020.  They have enjoyed this  adventure together and look forward to meeting new guests and making more friends from around the globe, while helping them enjoy Rocheport, Missouri.
