The School House Bed + Breakfast has eleven distinctive guest rooms, each decorated in beautiful antiques with luxury sheets, spa-quality linens, goose down duvets and featherbeds. Light from the large schoolhouse windows, covered with plantation shutters, softens shades of pinks and yellows and dramatically deepens bold plums and greens.

Each room in the bed and breakfast is accented with a few reminders of the building’s simple past. First- and second-floor rooms have 13-foot ceilings with original hardwood floors, eight-foot windows and ceiling fans. The B + B’s two secluded third-floor rooms, created from the school's original attic, have gothic doors and skylights for star gazing.  Enjoy Rocheport's only Jacuzzi-style, massaging water-jetted tubs for two at the School House Bed + Breakfast, available in our four premium rooms.

Each guest room has a private bath, queen size bed and maximum occupancy of two persons, unless noted. (There is a $30.00 additional charge for a third person.) Our four premium guest rooms also offer a massaging, water-jetted tub for two. Room rate ranges include seasonal and weekday rates. For actual rate on your desired date, please check our availability calendar by clicking the "Book Now" Link on our blackboard to the right. Posted rates do not include local taxes, currently 9.05%.

All rooms in the School House Bed + Breakfast have central heat and air, TV/DVDs, Radio/CD and most rooms also have ceiling fans as well as private phones for free local calls. Wi-Fi for your laptop is also available throughout the property.

On the second floor of the School House B + B, you’ll find the Common Room, which includes our breakfast kitchen, dining area and guest sitting area.  This area is available to guests until 10:30 p.m.

Check-in is from 4-6 p.m. with afternoon snacks and coffee or tea available during that time. A later than 6 p.m. arrival is cheerfully accommodated with advance notice. A full delicious breakfast, served at 9 a.m. in the second-floor Common Room, is complimentary to each overnight guest.  Earlier breakfast times and special dietary requests are accommodated with advance notice. Check-out is by 11 a.m. on your departure date.

The School House B + B is located just two blocks from the Missouri’s beloved Katy Trail, a 225-mile scenic cycling and hiking trail traversing from St. Charles, MO to Clinton MO. Complimentary overnight bike storage is also available to bed and breakfast guests.
